Ontario Enhanced New Housing Rebate Checker

For agreements signed April 1, 2026 to March 31, 2027, Ontario's Enhanced New Housing Rebate plus the Ontario New Home Affordability Payment (ONHAP) return the full 13% HST on a new home up to $1M — whether or not you're a first-time buyer. Enter your agreement date to see where you stand.

Rules checked October 27, 2026 · O. Reg. 196/26, CRA Notice 346.

Time left in the window:—Window closes for agreements signed after Mar 31, 2027.
The window matters most for repeat buyers — first-time buyers already get the full stack via Bill C-4.

What is the Ontario enhanced rebate window?

Ontario temporarily super-charged its new housing rebate for one year. If your agreement of purchase and sale is dated April 1, 2026 through March 31, 2027, and the home costs $1M or less, the Ontario Enhanced New Housing Rebate and the Ontario New Home Affordability Payment together cover the entire 13% HST — no first-time buyer requirement, no phase-out inside the limit. First-time buyers signing in the window see the same total through the Bill C-4 + Ontario matching rebates; the window changes the breakdown of who pays, not the buyer's bottom line.

The honest gap: sources confirm full relief up to $1M but publish no phase-out schedule above $1M for non-first-time buyers. This checker falls back to the standard New Housing Rebate above $1M and says so — confirm with your lawyer before relying on that line. See CRA's own explainer: Notice 346 — Ontario Enhanced New Housing Rebate. Background: how the federal, Ontario matching and enhanced rebates fit together. Full picture: the stacking calculator.
